New Hamptons homes for sale still feel timeless

In the Hamptons, housing inventory has come to a standstill, prices have risen again and, like aunt Annabel’s olive aspic, many of the properties that were available last season are still standing this season.
So, which homes are designed to stand out now and still look great in 100 years? Do they even know how to build those?
They do, in fact, and a good selection of newly developed domains have just hit the market.
Just south of the main road in Southampton, 134 Herrick Road is due for completion in 2024, but you’d be forgiven for thinking it’s a neighborhood center. New York architect Douglas C. Wright filled the 7,150-square-foot home with a beautiful fireplace, arched doorways and high moldings, all while maintaining the air of a modern bed.
With six bedrooms, seven full bathrooms, three half bathrooms and a beautiful swimming pool and pool house, it is on the market for $17.95 million through Bespoke Real Estate and Sotheby’s.
Over in Amagansett, the same price tag buys 109 Hand Lane, a 10,000-square-foot, seven-bedroom, seven-bathroom (plus three half-bath) home built last year by someone who knows a thing or two about old-school luxury.
Fouad Chartouni, the longtime owner of the Lowell Hotel on the Upper East Side, is behind the spread, decorated with Venetian concrete walls, reclaimed beam ceilings, a limestone fireplace (famous British builders the Chesneys) and a Victoria + Albert bathtub.
“This is not a typical house,” said Kyle Rosko of Douglas Elliman, who is listing the home. “This thing was built by its owner, and it doesn’t do anything out of the ordinary. It’s built to a very high standard.”
And because it’s new, it’s loaded with technology, like a sealed geothermal system with 20 miles of wiring hidden beneath the surface and Sub-Zero, Miele and Wolf appliances. There is also a gun pool and a home theater.
Do you want to make it a combination? Buyers can also snag the neighboring, gut-renovated four-bedroom house at 103 Hand Lane, created by designer Amalia Graziani.
Get them both for $26.24 million.
But classic doesn’t preclude contemporary, and airy glass boxes don’t have to feel rubber-stamped: 140 Hayground Cove Road in Water Mill is proof.
Engineer Joshua Gurwitz tapped architect Gabellini Sheppard (known for his work on Rockefeller Center, hotels in Miami and luxury boutiques around the world) and master builder Mayfair Construction to blend modern Brazilian design with the elegance of Japanese tea.
Set on nearly 3 acres and recently completed, the 12,900-square-foot spread has seven bedrooms, nine full baths and two half baths.
It was designed as separate pavilions connected by internal gardens that wrap around the home and nature. Amenities include a gym, pool, spa, heated fireplace and tennis court.
